Not every plumbing problem fits a category. Shutoff valves that won’t close, a hose bibb that drips, pipes that bang, a laundry box that leaks: we handle the everyday repairs that keep a house working, in Prairie Village and nearby Johnson County cities.
Repairs we handle
- Shutoff valves: old multi-turn valves under sinks and toilets that seize or leak, and main shutoffs that won’t close fully
- Outdoor faucets (hose bibbs): drips, freeze damage and frost-free replacements
- Noisy pipes: water hammer when valves close, rattling loose pipes
- Laundry connections: leaking washer boxes, valves and standpipes
- Pressure problems: a failing pressure-reducing valve (where one is installed) or scaled fixtures
- Fixture leaks and clogs: see faucet repair, toilet repair and drain cleaning
- Leaks you can’t find: see leak detection
Repair vs. replace
We’ll repair what’s worth repairing. When a part keeps failing, or the fixture or valve is corroded, we’ll say so and give you the replacement option side by side.
What affects cost
- The number of items and how accessible they are
- Parts availability for older fixtures and valves
- Whether a repair turns into new work that needs a permit
Local notes
- What’s exempt in Prairie Village: stopping leaks, clearing stoppages, and removing and reinstalling toilets, sinks and lavatories in the same location. Replacing defective concealed pipe with new material is new work requiring a permit and inspection. PV Code.
- Housing age: Prairie Village’s median year built is 1959 (Census ACS 2020–2024), so original valves and hose bibbs are still common.
- Licensing: plumbing permits in Prairie Village can only be pulled by contractors with a Johnson County Class DP license and a Prairie Village contractor license. Source.
General Plumbing Repair: common questions
Can you fix several things in one visit?
Yes, and it's usually the most efficient way to do it. Make a list before we arrive, including anything that's been bugging you for a while: a stiff shutoff valve, a dripping hose bibb, a toilet that runs.
Which repairs need a permit?
In Prairie Village, clearing stoppages, stopping leaks and reinstalling fixtures in the same location are exempt. Replacing defective concealed pipe, repiping, moving drains, water heaters, sump pumps, gas lines and backwater valves need permits. Other cities differ; see each service area page.
Where is my main water shutoff?
Usually where the water line enters the house, often on a basement wall facing the street. Find it and make sure it turns before you need it in an emergency.
What should I do before you arrive?
If something is leaking, shut off the water to that fixture or the main shutoff. Clear access to the area (under the sink, around the water heater, the cleanout) and note when the problem started and what you've noticed.
