Do I need a permit for plumbing work in Prairie Village?
For some jobs. Prairie Village requires a building permit for water heaters, sump pumps, gas lines, repiping or moving a drain, backwater valves and new venting. Replacing a fixture in the same location doesn't need one. Where a permit is required, we pull it.
What should I do first if a pipe bursts or a leak won't stop?
Shut off the water at the main shutoff valve (usually where the water line enters the house, often in the basement), turn off the water heater if hot water is leaking, keep people away from wet electrical outlets, and call us.
Who do I call about a water main break in the street?
WaterOne, which lists Prairie Village and nearby cities in its service area, lists 913-895-1800 as its customer service and emergency number. Problems inside your home are a job for a plumber.
My water heater is leaking. Is it an emergency?
A leak from the tank itself usually means it needs to be replaced; a leak from a fitting or valve may be repairable. Turn off the water supply to the heater and its gas or power, and call. In Prairie Village, an emergency replacement can proceed with the permit filed the next working business day.
How do I tell how old my water heater is?
Look at the rating label on the tank. Most manufacturers encode the manufacture date in the serial number; the manufacturer's website or support line can decode it.
Should I repair or replace my water heater?
It depends on the age of the tank, what failed, and whether the tank itself is leaking. We'll tell you which makes sense and why.
Who is responsible for the sewer line to the street?
In Johnson County Wastewater's service area, the homeowner owns the service lateral and its connection to the public main, and is responsible for repairs. A JCW Sewer Repair Permit (free) is required to repair a damaged line.
How do I know if my main sewer line is clogged?
Johnson County Wastewater's guidance: a backup in a drain that's not on the lowest level is typically an internal clog, while a backup in the main drain or several fixtures at once may be a sewer backup. Gurgling toilets and wet areas around a basement floor drain are common signs of roots in the lateral.
Should I have the sewer line checked before buying an older home?
It's worth considering. In Johnson County Wastewater's service area the buyer becomes responsible for the sewer lateral, and a general home inspection usually doesn't cover it. JCW recommends having the lateral inspected by a licensed plumber and notes that a CCTV camera inspection can determine its condition. We do sewer camera inspections, including for buyers.
Do I need a permit to replace a faucet or toilet?
Not in Prairie Village if the fixture goes back in the same location. Moving a drain, repiping, and adding a sump pump or backwater valve do need a permit.
How hard is our water?
WaterOne's 2026 Water Quality Report lists an average total hardness of 135 ppm, about 7.9 grains per gallon.
Can my sump pump drain into the floor drain or sewer?
No. Johnson County Wastewater prohibits connecting sump pumps or other groundwater sources to the sanitary sewer (Resolution WD 92-22).
