A dripping faucet, a spray that won’t shut off, or a leak in the cabinet below: these are small jobs that get worse if they wait. We repair kitchen, bathroom, laundry and outdoor faucets, and install new faucets and sinks.
Faucet and sink problems we fix
- Dripping spouts and leaking handles (worn cartridges, washers, seats or O-rings)
- Low flow from clogged aerators or scaled cartridges
- Leaks under the sink at supply lines, shutoff valves or the drain trap
- Loose or wobbly faucets
- Pull-down sprayer hoses that leak or won’t retract
- Stuck or leaking shutoff valves (common on old multi-turn valves)
- Outdoor hose bibbs that drip or split from freezing
Faucet and sink installation
When you replace a faucet or sink, it’s the right time to replace old supply lines and shutoff valves too. A clean installation includes properly sealed mounting, new supply lines, a tested drain and trap, and checking that the cabinet stays dry under pressure. For kitchen sinks we also look at the garbage disposal and dishwasher connections.
Repair vs. replace
Repair when the faucet is a quality model and parts are available. Replace when the body is corroded, parts are discontinued, or you’ve already replaced cartridges more than once.
What affects cost
- Faucet type and whether parts are on hand
- Access under the sink
- Shutoff valve and supply line replacement
- Sink or countertop changes
Local notes
- Permits: Prairie Village doesn’t require a permit for plumbing fixtures going back in the same location. Source. Fairway treats sink, lavatory and faucet replacement as repair/maintenance. Source.
- Hard water: mineral scale clogs aerators and wears cartridges. WaterOne 2026 report: 135 ppm average total hardness, about 7.9 grains per gallon.
Faucet & Sink Repair and Installation: common questions
Is it worth repairing a dripping faucet?
Often, yes. Many drips are a worn cartridge, washer or O-ring. If the faucet is old, parts are hard to find, or the body is corroded, replacing it can cost about the same and last longer.
Why is my faucet's water flow so low?
The most common cause is a clogged aerator or cartridge screen. Mineral scale from hard water is a frequent culprit; WaterOne's 2026 report lists average total hardness of 135 ppm. If low flow is house-wide, it may be a supply pipe issue instead.
Does replacing a faucet need a permit?
Generally no. Prairie Village lists plumbing fixtures going back in the same location as not needing a permit, and Fairway treats sink and faucet replacement as maintenance. Moving a sink to a new location involves drain and supply changes that do.
Can hard water damage a faucet?
Over time, yes. Mineral scale builds up in aerators and cartridges, which lowers flow and wears seals. WaterOne's 2026 report lists an average total hardness of 135 ppm (about 7.9 grains per gallon), so periodic aerator cleaning is worthwhile. How hard is Johnson County water?
