Tankless (on-demand) water heaters heat water only when a tap opens. They save floor space and don’t run out the way a tank does, but they’re not a drop-in swap, especially in the 1940s–1960s homes common around Prairie Village. Is tankless right for your home?
Good candidates usually have:
- A gas line that can be upsized from the meter, or is already large enough. Whole-house gas tankless units commonly need far more gas input than a tank heater.
- A practical vent route: many condensing units vent through a side wall with PVC, which needs proper clearances from windows, doors and the gas meter.
- A place to drain condensate (floor drain, laundry standpipe or a condensate pump).
- A household that values continuous hot water and space savings enough to justify the switch.
A standard tank replacement is often the better value when the gas line would need a long new run or the vent can’t exit cleanly.
Common tankless problems we see

- Ignition failures from gas supply problems, a dirty flame rod or a bad igniter.
- Cold-water sandwich: a burst of cold between uses. Usually a recirculation or usage pattern issue, sometimes a sizing issue.

- Permits: Prairie Village requires permits for water heaters, gas lines and new venting. Overland Park requires a permit to install or extend a gas line, with a pressure test at inspection. Tankless Water Heaters: common questions
Is a tankless water heater worth it in an older Prairie Village home?
Sometimes. The heater itself is only part of the cost. In a mid-century house the deciding factors are usually whether the gas line can carry the extra load, where the new vent can exit, and where condensate can drain. Those three usually decide it.
Do tankless heaters need maintenance with our water?
Yes. WaterOne's water is classed as hard (135 ppm average total hardness, about 7.9 grains per gallon, in the 2026 report), and scale builds up in a tankless heat exchanger. Most manufacturers call for periodic descaling; follow your unit's manual. More on local water hardness.
Will tankless give me endless hot water?
It won't run out the way a tank does, but it has a maximum flow rate at a given temperature rise. In winter the incoming water is colder, so the same unit delivers less hot water per minute. Sizing has to account for that.
Does a tankless installation need a permit?
In Prairie Village, water heaters, gas line work and new venting are all on the city's permit list. Overland Park requires permits to replace a water heater and to extend a gas line.
